Whether Montgomery County’s Department of Permitting Services requires a permit depends on scope — a covering-only replacement is treated differently from work that goes structural, and we confirm the current requirement for your address before we schedule. Separately, exterior work on a designated historic property requires a Historic Area Work Permit. Municipalities including Rockville, Gaithersburg, and Takoma Park permit separately from the county. My house is in a historic district. Can you still do the work?
Yes. Takoma Park, Kensington, and parts of Chevy Chase and Silver Spring have historic review requirements for exterior changes, and some properties are restricted on material and color. We identify that during the inspection and prepare the documentation the review board needs before scheduling the build.
My HOA has to approve the shingle. Do you handle that?
We provide the manufacturer specification, color, and profile documentation your HOA architectural committee will ask for, and we plan around the approval timeline rather than starting and hoping it clears.
A tree limb hit my roof. Is that covered?
Usually. Falling-limb damage is one of the most common claims in this county and is typically covered under a standard homeowners policy minus your deductible. Get it documented and tarped quickly — delayed water intrusion is where claims get complicated.
Do I need a permit to replace my roof in Montgomery County?
Usually not for the covering by itself — the county’s Department of Permitting Services lists a roof covering replacement among the projects that most likely do not need a permit. That changes once the job goes structural, if your home is a designated historic property, which requires a Historic Area Work Permit, or if you live in a municipality that permits separately such as Rockville, Gaithersburg, or Takoma Park. We check your address before we schedule and handle the filing if one is required.
