What’s under your floors matters

Why Your Crawl Space Matters

Air naturally rises through your home, so a large share of the air you breathe on the first floor comes up from the crawl space below. When that space is damp, open-vented and uncovered, moisture, mold spores, odors and pests come right along with it — and your HVAC system works harder to keep up.

Encapsulation turns that dirt-floor crawl space into a clean, sealed and dry part of your home.

Signs You Need Encapsulation

  • Musty or earthy smell inside the house
  • Mold or mildew on joists, insulation or subfloor
  • Standing water or wet soil after storms
  • Sagging, bouncy or soft floors
  • Sweating ductwork or high indoor humidity
  • Cold floors and rising energy bills
  • Insects, rodents or torn, missing vapor barrier

What’s Included

Every crawl space is different — your free inspection determines exactly what yours needs.

Heavy-Duty Vapor Barrier

A reinforced liner covers the floor and runs up the foundation walls, with taped, sealed seams to block ground moisture.

Sealed Vents & Rim Joists

Foundation vents and air gaps are sealed to keep out humid outdoor air, drafts and critters.

Crawl Space Dehumidifier

A crawl-space-rated dehumidifier keeps humidity in a safe range year-round — key in Maryland’s humid summers.

Drainage & Sump Options

For spaces with standing water, we add interior drainage and a sump pump before sealing.

Foundation Wall Insulation

Insulated walls help keep floors warmer and reduce heating and cooling costs.

Cleanup & Mold Treatment

Debris removal and antimicrobial treatment of affected wood before anything is sealed in.

The Benefits

A dry crawl space protects your health, your wallet and your home’s structure.

Healthier Indoor Air

Less moisture means fewer mold spores, dust mites and musty odors drifting into your living space.

Lower Energy Bills

Your HVAC no longer fights damp air from below, so floors feel warmer and systems run more efficiently.

Protects Your Structure

Dry framing resists wood rot, sagging floors and costly structural repairs down the road.

Fewer Pests

Sealed vents and a dry, clean space give insects and rodents far less reason to move in.

Crawl Space FAQs

Straight answers from our team.

What is crawl space encapsulation?

It’s the process of sealing your crawl space from the outside environment: a heavy-duty vapor barrier on the floor and walls, sealed vents and rim joists, and humidity control so the space stays clean and dry.

How is encapsulation different from a vapor barrier?

A basic vapor barrier only covers the dirt floor. Encapsulation seals the floor, walls, vents and air gaps and adds a dehumidifier — creating a fully sealed, conditioned space.

How long does it take?

Most crawl spaces are completed in 1–3 days, depending on size, access and whether drainage or mold treatment is needed.

Will it lower my energy bills?

Many homeowners notice warmer floors and lower heating and cooling costs because the HVAC system is no longer fighting damp air from below. Results vary by home.

Will it get rid of mold?

We clean and treat existing mold before sealing. Keeping the space dry with encapsulation and a dehumidifier helps prevent it from coming back.

Do I really need a dehumidifier?

In most mid-Atlantic homes, yes. Maryland, Virginia and Pennsylvania summers are humid, and a dehumidifier is what keeps a sealed crawl space in the safe humidity range.
