ROOF REPLACEMENT IN CALVERT COUNTY, MARYLAND
Calvert County sits on a narrow peninsula with the Chesapeake Bay on one side and the Patuxent River on the other, and roofs here take weather from both directions. Salt air off the water, sustained wind on exposed lots from Chesapeake Beach down to Solomons, summer hail, and the nor’easters that push up the bay all take years off a roof that would last decades inland.
When a roof is past repair, Capital Roofing & Exteriors replaces it properly — full tear-off, a deck we actually inspect, and a modern water and wind package underneath the shingles. We are licensed under MHIC #160595, fully insured, GAF certified, BBB accredited, and proudly woman-owned.
SIGNS YOUR CALVERT COUNTY ROOF NEEDS REPLACING
Granule loss across whole slopes — not just a bare spot, but shingles going dark and thin over large areas.
Curling, cupping, or brittle shingles that crack when they are lifted instead of flexing.
Leaks in more than one place. Once you are chasing a third or fourth leak, replacement is usually cheaper than the next round of repairs.
Creased shingles across a windward slope after a storm, even where nothing actually blew off — the seal is broken whether you can see it from the ground or not.
Nail pops, spongy decking underfoot, or daylight through the sheathing visible from inside the attic.
Age past roughly 18 to 22 years. Coastal exposure in Calvert takes years off the number printed on the shingle wrapper.
If you are not sure which of these you have, we will tell you straight. We do not sell a replacement to somebody who needs a repair.
WHAT A CAPITAL ROOFING REPLACEMENT INCLUDES
Full tear-off to the deck. We do not lay new shingles over old ones. You cannot inspect a deck you cannot see.
Deck inspection and repair. Rotted or delaminated sheathing is replaced before anything goes back on, and we show you the bad wood before it comes off.
Ice and water shield in the valleys, at the eaves, and around every penetration.
Synthetic underlayment across the field — not felt.
New drip edge, starter strip, and pipe boots. These are the details most leaks actually start at.
Balanced ventilation. Ridge vent paired with clear soffit intake, so your attic is not cooking the new shingles from underneath.
High-wind architectural shingles installed to the manufacturer’s specification, so the warranty actually holds.
Magnet sweep and full cleanup. Your yard should look like we were never there.
SHINGLES THAT HOLD UP TO BAY WIND
On exposed waterfront and open lots we specify high-wind architectural shingles with a six-nail pattern and enhanced starter at the rakes and eaves. We work with GAF and CertainTeed systems, and when the full system goes on together — starter, field shingles, ridge cap, and ventilation from the same manufacturer — the wind and workmanship coverage is substantially better than a shingle-only install.
We will walk you through which system makes sense for your exposure and your budget rather than pushing the most expensive line on the shelf.
STORM DAMAGE? YOUR REPLACEMENT MAY BE COVERED
Wind and hail are covered perils on most Maryland homeowner policies, and a roof that failed in a storm is a very different conversation with your carrier than a roof that simply wore out. Storm restoration is a large part of what we do.
1. Free inspection — we document wind and hail damage from the roof, not from the driveway.
2. You file the claim. We hand you the photos and measurements to file it with.
3. Adjuster meeting — we are on the roof with them so nothing gets missed.
4. Scope review — we check the carrier’s estimate against Maryland code requirements and supplement what is short.
5. Installation and final invoice. You pay your deductible; we settle the rest with the carrier.
CALVERT COUNTY ROOF REPLACEMENT QUESTIONS
How long does a replacement take? Most Calvert County homes are a one-day job. Larger, steeper, or multi-layer roofs, and ones needing significant decking, run into a second day.
Do you replace the decking? Only what needs it. Bad sheathing is priced per sheet and shown to you before it comes off — not guessed at up front.
Will you work with my insurance company? Yes, including supplements when the initial scope falls short of code.
What about my gutters and siding? We do those too. If the same storm dented gutters or cracked siding, it belongs in the same claim rather than a separate trip.
How long will a new roof last near the water? A properly installed architectural roof in Calvert typically runs 22 to 28 years. Ventilation and flashing details matter more to that number than the shingle brand does.
Are you licensed? MHIC #160595, fully insured, GAF certified, BBB accredited, and OSHA 30 certified (card #15602007351).
